Qualification Requirements

In order to complete an application, all applicants and prospective occupants need to be 18 years of age and older.
Applicants must have an acceptable income and credit history. Acceptable credit history is not solely based on the applicant’s credit score, but rather based on several credit reporting factors. Applicants with an active bankruptcy which is considered open or filed within the last 2 years will be denied. Applicants with negative previous rental history, including but not limited to: repeat lease violations, history of payment, or an unpaid balance may be denied or a security deposit may be required. Consumer credit reporting agencies of a third party are used to verify applicants’ identity, credit, and criminal history.

A total household gross monthly income equal to or greater than (3.1x) the monthly rent is required for all Applicants. Example: Applying to rent an apartment with a total monthly rent equal to $2000 per month, your household must have a total gross income of at least $6200 per month or greater. Applicants that fail to meet the minimum income requirements, a guarantor may be used to qualify. See Income Requirements – Guarantor below.

An individual gross monthly income which is equal to or greater than (6x) the monthly rent is required for all Guarantors. Example: Applying to rent an apartment with a total monthly rent equal to $2,000 per month, your guarantor must have an individual gross income of at least $12,000 per month or greater. To be considered for qualification, guarantors must possess a social security number. After approval, guarantors must complete a Lease Contract Guaranty form in the presence of a Waldorf Lofts associate or the form must be notarized with the original paperwork returned to our associates.

Prospective leaseholders are required to furnish acceptable proof of income documentation, validating their stated income from their rental application. Examples of qualifying proof of income documentation include, but are not limited to: If employed, last 3 months bank statements in addition to pay stubs for the last 30 days. If self-employed, last 3 months bank statements in addition to tax return (must be within the last 12 months). See the full list of qualifying proof of income documentation.
Individuals aged 18 and above who are applying or considering occupancy must complete an application for a criminal background check to confirm any criminal history. At any point, an individual’s application or initial occupancy may be declined if they have a history of specific criminal convictions or deferred adjudication, in accordance with the policy of the specific community. It is our policy to consider felony convictions or deferred adjudication within the seven years preceding application, and certain misdemeanor convictions or deferred adjudication for offenses involving actual or potential physical harm to person(s) or property; sex or morals related offenses; offenses involving manufacture, sale or delivery of any controlled substance, drug paraphernalia, or weapons; or fraud or financial offenses, within the three years preceding application. Convictions related to sexual offenses may be subject to consideration extending beyond these specified time limits.
Prior to move in, applicants must provide a renter’s insurance policy which contains at least $100,000 in Personal Liability Insurance. Prospective tenants have the convenience of acquiring renters insurance through our preferred provider, eRenterplan.com. Until you furnish evidence of obtaining a personal renter’s insurance or liability insurance policy with $100,000 in liability coverage for the entirety of your lease term, we will arrange liability-only insurance coverage on your behalf, incurring an additional monthly rent charge of $10.00.
All applicants must present a valid government-issued photo ID. In the event of a fraud alert or credit bureau warning message during the credit screening process, applicants may need to furnish supplementary government-issued identification. Examples of government-issued photo identification are a state-issued driver’s license or ID card, passport or passport card.
